This article describes how to add sales tax to rent charges.
Checking the rent charge code
Before you set up sales tax, you should check the rent charge code (Admin > Charge Codes).
If Tax is set to No, change it to Yes.
To set up the sales tax for a region
Select Admin > Sales Tax. The Sales Tax screen appears.
Click the Add New button. The Sales Tax screen appears.
On the Sales Tax screen, enter a Code and select a State (and a city, if you want).
The code is used to identify the sales tax setup, and since the setup varies by region, we recommend that the code reference the region.
Click Display. Breeze shows all the properties in your database that are in that region.
By default, all the properties have the Include check box selected. If you do not want to charge sales tax for a property, you can clear the Include check box.
Enter the sales tax rate and click Save.
When you run monthly posting, there is an additional line for the tax.
The sales tax is created as an additional charge.
General Information about Sales Tax Setup
You can set up different rates for different states or cities. Each rate is a line on the Sales Tax screen. In the example below, we show two tax rates: 2% for Denver and 5.8% for Santa Barbara.
If there is a tax rate for a region, when you add a new property, Breeze asks you if you want to charge tax.
Sales Tax Account and Charge Code
In a default Breeze database, there is a GL account set up for sales tax. There is also a charge code for sales tax that points to the sales tax account. On the Company Settings screen, Account Settings tab, the Sales Tax Charge Code field specifies the sales tax charge code. By default, the system uses the sales tax charge code for the sales tax line on the charge.
