How do I generate 1099s?
This article assumes that you have done the setup for 1099s, and you have extracted the data or entered it manually.
This article explains how to generate a 1099 e-File to send to the IRS.
You will still need to generate 1099 paper forms (Copy B) to send to owners and vendors.
You also need to set up a transmitter vendor if you have not done so already.
To eFile to the IRS
Go to Accounting > IRS Forms > Generate E-File.
Use the menu on the left to choose the type of 1099 data you want to e-File. In the example shown above, we chose NEC/MISC Vendor by Mgmt.
Complete the filter.
Transmitter | Select the transmitter vendor. For more information, click here. |
Management / Owner | Select the payer: either the property management company (the vendor record), or if you are running the function by owner, the owner record. |
Vendor | Filter by vendor. |
1099 Year | 2020 |
Min. Amount | 600 |
Choose Tax Form | NEC or MISC |
Corrected File | Generate a replacement file containing revised information to replace inaccurate information in an earlier submission. |
Show 0$ Recipients | When generating a corrected file, Breeze will include records for vendors mistakenly included in the earlier electronic submission, to show that they received nothing. |
Combined Federal/State File | IRS will forward data to states participating in the Combined Federal/State Filing Program CF/SF).
Note: Previously, this feature was not supported by the IRS for NEC forms, but starting in 2021, it is supported for NEC forms as well as MISC.

Breeze downloads a text file in TXT format which is compatible with the FIRE system. If you have issues with the TXT file, please ask to speak with an agent.
Go to the IRS website: https://fire.irs.gov
Login and follow the instructions for submitting the text file (e-filing 1099s).
Note: To use the IRS website, you need to set up a transmitter vendor.
Notes on the File
Each row which starts with B is an individual record for a recipient. The bottom row beginning with F shows the number of records included in the file.
Ensure there are no alignment issues. If there is a misalignment, this may indicate data issues such as special characters.
Do not edit the generated file. If it is incorrect, you should edit the data in Breeze and generate a new file.
