This article explains how owners can set up electronic payments on the Owner Portal. Its purpose is to help answer questions you might receive from owners. To do this, we show the process from the owner's perspective. You can print out this article and hand it to them; or you can print it as a PDF and email it to them.
Payments and Charges
If there is an existing charge to the owner, when an owner makes a payment, it is linked to the charge.
If there is no existing charge, when the payment is received in Breeze, the system will create a charge for it using the Owner Contribution charge code.
To set up an electronic payment on the Owner Portal
Log into the Owner Portal. The portal opens at the dashboard.
Click the Properties menu item.
The Properties page appears.
Locate the property you want to make a payment for, and click the Payment button.
The New Payment screen opens.
Select an account and enter the Amount. (For instructions on adding a bank account, see the next section of this article.)
In this example, there is no open charge. If there was, the portal would display it.
Click Pay. On the screen, the Payment History section shows that the payment was made.
In Breeze, the payment creates a receipt.
If there is no existing charge, Breeze creates a charge to match the receipt and uses the Owner Contribution charge code.
To set up an electronic payment on the Owner Portal (existing charge)
If there are existing charges to the owner, the New Payment screen shows them on the Charges tab.
Enter the amounts you are going to pay, on the line for each charge and in the Amount field at the top of the screen.
Select a bank account and click Pay. Breeze creates a receipt for the charges.
To add a new bank account on the Owner Portal
If you do not have a bank account set up on the portal, it is easy to add one.
On the New Payment screen, click Add Bank Account.
The Bank Account Setup screen appears. Click the Edit icon (the pencil).
The screen becomes editable. Click the New button.
The Add Bank Account screen appears.
Complete the screen. Most of the fields are self-explanatory, except for these:
Transit Number Account Number | In the Transit Number field, enter the bank's transit number (also referred to as the "routing number"). The transit number is a nine-digit identifier that is unique to each bank. On a typical check, it appears before the account number. |
Corporate/Commercial? Savings Account? | Complete these fields for a savings account or a commercial account. These fields are informational only. If you have a regular checking account (not a commercial account), leave them blank. |
The following graphic shows the location of the transit number (routing number) on a typical check.
Click Save. The new bank account appears on the Bank Account Setup screen.
Click the X to close the screen.
You can now create a payment using this account.
