If a tenant moves in or moves out in the middle of a month, Breeze will prorate the rent amount.
Proration Settings
Proration is set up on the Property Defaults tab of the Company Settings screen.
If Prorate Rent is set to Yes, Breeze charges one day of rent for each day the tenant occupies the unit. If the field is set to No, tenants pay a full month’s rent regardless of move-in and move-out days.
There are two proration methods, shown in the examples below.
Actual Days in the Month | This is the default method. Breeze determines the daily rent by dividing the monthly rent by the actual number of days in the month.
For example, rent is $1,095 per month. The tenant occupied the unit for the last six days of January (which has 31 days).
Note: This method is not listed on the screen because it is the default. If you don't select the other method, Breeze uses this one. |
30 Day Month | Breeze determines daily rent by dividing the monthly rent by 30. |
You can also choose to include the move-in day and/or the move-out day when Breeze prorates rent.
Proration at Move-In
When you add a tenant, a message appears that shows the prorated amount. In this example, the monthly rent is $1500.00, the tenant was added on 10/25, and the prorated amount is $350.00.
In this example, the calculation was based on a 30-day month.
Proration at Move-Out
If the tenant is moving out in the middle of a month, and the tenant has not paid rent for the month, Breeze adds a prorated charge for the extra days. In the following example, the move-out day is the 01/15/2020.
If the tenant has already paid rent for the month, Breeze adds a credit charge, prorated for the number of days not occupied. In this example, the move-out day is 12/15/2019.
You can edit these charges as needed. You could also deselect them if they are not necessary.
