Property Defaults Tab

This article describes how to use the Property Defaults tab of the Company Settings screen.

Note: This tab only appears for the SPOC user.

Introduction to Property Defaults

Property Defaults are a group of settings that allow you to customize lease handling and lease terms.

At the system level, you can set defaults for all properties on the Property Defaults tab of the Company Settings screen. Then you can customize the settings for individual properties on the Defaults tab of the Property screen.

For this property, a number of the settings were changed: all the settings in the first column, and the NSF fees in the second column.

Each setting is explained below.

Proration Methods

If Prorate Rent is set to Yes, Breeze charges one day of rent for each day the tenant occupies the unit, if the tenant moves in or out in the middle of a month. If the field is set to No, tenants pay a full month’s rent regardless of move-in and move-out days.

There are two proration methods, shown in the examples below.

Actual Days in the Month

This is the default method. Breeze determines the daily rent by dividing the monthly rent by the actual number of days in the month.

For example, rent is $1,095 per month. The tenant occupied the unit for the last six days of January (which has 31 days).
Daily rent = $35.22 (1095 ÷ 31)
Prorated rent = $211.32 (35.22 × 6)

Note: This method is not listed on the screen because it is the default. If you don't select another method, Breeze uses this one.

30 Day Month

Breeze determines daily rent by dividing monthly rent by 30.
For example, rent is $1,095 per month. The tenant occupied the unit for the last six days of January.
Daily rent = $36.50 (1095 ÷ 30)
Prorated rent = $219.00 (36.50 × 6)

Charge Move-In Day, Move-Out Day

You can choose to include the move-in day and/or the move-out day when Breeze prorates rent.

Rounding Lease Term

The Rounding Lease Term setting determines how Breeze calculates the Lease To date, if the lease starts in the middle of a month.

  • None: Breeze adds the Lease Term number of months to the Lease From date. If the lease starts mid-month, it ends mid-month.

  • EOM: Breeze rounds up, ending the lease on the last day of the month.

  • Prev EOM: Breeze rounds down, ending the lease on the last day of the previous month.

The Round to Prev EOM if Date On/Before setting affects how the rounding is done when you select EOM. The following table shows how the different settings work together.

Charge Next Month if Move in After

With this field, you can have Breeze include the next month's rent in the move-in charges. For example, if you enter 25, and a lease starts after the 25th, Breeze will prorate the current month and charge the full amount of the next month.

Use this option if you post monthly charges before the 1st, for example, on the 25th. If you do not select this option, you will have to create a manual charge for the next month's rent.

NSF Bank Fee, NSF Tenant Fee

These fields allow you to set default amounts for fees on the NSF Receipt screen (the screen that appears when you process a returned check from a tenant).

The NSF Bank Fee is the amount the bank charges you for a bounced check; the NSF Tenant Fee is the amount you charge the tenant.

You can edit the defaults if needed.

Saving Changes at the Company Level

If you open the Property Defaults tab at the company level and then click Save, a message appears.

If you select Yes, Breeze will overwrite all the property default settings at the property level, for all properties.

If you select No, Breeze will save the changes at the company level but leave the settings for each property as they are. If you add a new property, it will inherit the settings at the company level.
