After you add units, a message appears at the bottom of the screen: Next Step: Add Tenants. The Unit grid has an Add Tenant button in each row.
When you click an Add Tenant button, the Add New Tenant screen appears.
Complete the screen:
The property name, address, and unit number are completed by the system.
Enter the tenant's name and contact information.
Leave the status as Current.
Enter the Current Lease From date, and the lease Term, in months. When you tab out of the Term field, Breeze will complete the Current Lease To date.
Click Save. A message appears about move-in charges.
Click Continue and Breeze adds the charges -- the first month's rent and the security deposit.
A message appears: Next Step: Add Additional Tenant.
If you click Yes, the Additional Tenants screen appears where you can enter information about roommates or other additional tenants.
If you click No, the unit grid appears again, and you can repeat the process for the next tenant.
Adding a Tenant Mid-Month
If you are adding the tenant on a day other than the 1st, Breeze prorates the rent. In this example, the tenant is moving in on the 15th.
The message states: "First month's rent of $800.00 for the partial month of June." The first month's rent is prorated according to the actual days in the month. The move in day is included.
Skipping the Move-in Charges
If you are a new client, and you are adding existing tenants to your Breeze setup, you will probably want to skip the move-in charges. Click Skip and the tenant is saved without charges.
Do not click Skip for new tenants; if you do, there will be no rent charges for their first month, even if they move in on the 1st. You will have to add the charge manually.
Last Month's Rent as a Move-in Charge
In some scenarios, tenants pay the first and last month's rent when they move in. Breeze does not handle this automatically. We recommend that you add a charge for the last month manually.
