Before you can generate lease documents, you must set up a template. Click here for more information.
This article applies to both prospects and tenants. In the article, we use "tenant" to refer to both.
To generate and e-sign a lease document
Go to the Prospect or Tenant screen and open the Lease Builder tab.
If a template has been linked to the property, there will be a lease agreement at the top of the screen.
If you want to check the lease, click PDF or DOC in the View Lease section. Breeze downloads the lease to your local system. You can open it and view it.
If the lease is ready to be sent to the tenant, click Agreement Finalized.
The document appears in the Uploaded Lease Document section of the screen.
Select the document and click Publish Selected. This allows the tenant to see the document on the portal.
Downloading a File From the Portal
Note: This section is written from the perspective of the tenant.
Log into the Portal. In the main screen, click the Documents icon.
The My Documents page appears.
Click a file name to view or download a document.
When you open the document in Acrobat Reader, you can e-sign it.
To upload the signed version, go back to the My Documents page in RentCafe and click the Sign Documents icon.
The Sign Documents screen appears. Click Choose Files to upload the document. (You can upload multiple files at once.)
When the document is uploaded, the screen displays a confirmation message.
To view a document uploaded by a tenant
Note: This section is written from the perspective of the property manager.
When a tenant uploads a document, RentCafe sends you an email message, stating that a document is ready.
Go to the Prospect or Tenant screen, and open the Attachments tab.
Locate the uploaded file and click the file name to view or download it.
Note: You can easily spot files that were uploaded from RentCafe -- the file name includes "upload_doc."
You can e-sign the lease in Adobe Reader.
If the tenant is in your office
If the tenant is in your office, you can both e-sign the document in Breeze. Click Tenant Signature at the top of the screen.
After the tenant signs, click Landlord Signature. Then click Agreement Finalized to attach the document to the tenant record.
Signing the document by hand
If you want to sign the document by hand, you can click PDF to download the document and then print it out.
