Setup for the Lease Builder

Using the Lease Builder feature, you can send lease documents to new applicants and current tenants who are renewing their lease, directly from Breeze. They can sign online, and you can add the countersignature in Breeze. The signed documents are then attached to the tenant record. This article describes the setup required before you can send lease documents.

Note: In addition to this setup work, there are some internal settings in RentCafe that must be configured by the support team. To complete this setup, start a chat with us and ask to be transferred to a RentCafe agent.

Publishing the Property to RentCafe

To use the Lease Builder, you must first publish the property to RentCafe.

Company Configuration: Option to Execute the Lease on Countersignature

In Company Settings, there is a option to have the system execute a lease when the property manager countersigns it. ("Execute" means to convert the prospect record to a tenant record.)

Selecting this option will save you a step in the process for applicants. This step is recommended, but not mandatory.

Company Configuration: Setting up lease documents

Lease documents are set up on the Property Lease Editor tab of the Company Settings screen.

You can use this tab to create new documents and edit existing documents. For applicant documents, ensure that the Document Type is set to New Lease, and it is assigned to the property.

Setting eSignatures (Property Manager or Leasing Agent)

To countersign lease documents, you must first set up your e-signature.

In the top right-hand corner of the Breeze screen, click the down arrow next to your initials and select My Profile.

The My Profile screen appears.

Open the eSignature tab.

Use the tab to set up your signature and initials. You can choose between different fonts, or you can enter a custom signature using your mouse.
