The Dashboard CalendarWith this update, you can now color-code custom activity types on the calendar so that you can easily identify them. For example, all activities of the fire insurance type could be shown in red, while earthquake insurance activities could be shown in yellow.
Also, you can now set up reminders on the calendar, to make sure that you don't miss important activities. For example, when you add an activity, you can specify that a reminder appear 7 days in advance.
Owners: By default, Breeze uses a single draw account for owner distributions. If you want to track distributions separately, you can now set up individual draw accounts (one per owner) and link the accounts to the owner records. When you run the Pay Owner function, Breeze will create a payable for each owner using their own draw account, instead of the default.
Properties: On the Property screen, the tabs have been simplified.
Information about units and unit types is now stored on the Units tab.
The Tenant History report, the Maintenance report, and information about owners are now on the Reports tab.
Property Defaults and the Late Fee setup are now on the Defaults tab. When you enter property ownership percentages, you can now enter up to six decimal places.
Each property’s unique code (the property ID) is now displayed on screen. It is also shown on the Property Directory report, and you can use it with the Global search function to find a specific property.
If a rentable item is unavailable for rental (temporarily or permanently), you can mark it as Unrentable. The item will no longer appear in lookups, and users will no longer be able to assign it to tenants.
Prospects: You can now mark applications as approved and keep a history of when each one was approved.
Commercial: For retail leases, for each retail setup, you can now specify the sales year-end, and change the sales reporting frequency, billing frequency, and breakpoint frequency. For example, you could set up an annual breakpoint, have the tenants report their sales figures quarterly, and bill them monthly. Frequency options are monthly, quarterly, and annually, and any combination is allowed.
Payables and Payments: On the Process Payments screen, Breeze now shows the outstanding payables AFTER you click the Display button, allowing you to enter filters before the screen loads.
On printed checks, you can choose to include more details, including the G/L account number of the expense account. For this feature, we added two new settings on the Company Settings screen:
Shows Details on Check: If selected, notes from the payable will be printed on the check.
Show G/L Account on Check Stub: If selected, Breeze will print the G/L account number on the check stub.
Note: This option only appears if Show Details on Check is set to Yes.
GL Accounts: You can now create a new GL account by copying the setup for an existing account. For example, you want to create a new income account for renting storage spaces in your building. You can start with the existing rent account, copy it, and enter a new number and description for the account.
Yardi Breeze App: When you log into the app, if there's an update available, a message will appear on the screen.
In Breeze, the setup page for the app has been moved to the Admin menu for easier access.
User Security: You can now limit a user's ability to post transactions in the past and future. For example, you can restrict a user to 5 days in the past and 10 in the future.
Monthly Posting Task: You can now set up the Monthly Posting and Late Fee Posting tasks to run any day of the month. Previously, there were limited options for posting days.
For monthly posting, you can also decide if the system should create charges for the current month or the next month. For example, if the Day is set to the 25th and the Post Month is set to Next Month, when the task runs in May, it will create charges for June.
Reporting Changes: When you print reports to PDF, you can now choose the page orientation: Landscape or Portrait.
When printing mailing labels, you can choose between two different font sizes: 8 and 12 point.
You can now filter by property lists on most of the reports. Newly updated reports include the Check Summary report, Payment Run, Payee Ledger, Applicant Listing, Rentable Items, and Maintenance Requests.
