In this release, you will notice some changes to the look and feel of Yardi Breeze; for example, we reduced the number of colors on the screen and eliminated some of the icons.
Our purpose was to remove distractions, to help you focus on your content and workflow. We would appreciate your feedback on these changes -- please let us know what you think!
On the Dashboard, you can now change the order of the widgets, and the numbers for AR and AP have been rounded.
We are pleased to announce that you can now offer tenants' insurance. In Breeze, you can enroll them in a master policy for the property, and on the portal, they can purchase H04 policies. We have also added an Insurance Dashboard, where you can see which tenants are insured and what type of policy they have. To offer insurance, please contact Sales.
We have added the Communication History report, where you can view all the email and text messages sent from Breeze to a tenant, prospect, owner, or vendor. The report also includes activities.
The Attachment tab now includes a bubble with the number of attachments, so that you can easily see if there are no attachments on the record. Previously, you had to open the tab to see if there were attachments.
Other new features and enhancements also requested by clients are listed by product area below.
Dashboard/Calendar Activities
On the Calendar, you can now edit activities, mark them as complete, or cancel them. By default, canceled and completed tasks are not shown on the Calendar, but there is an option to display them.
You can also change the calendar display from monthly to weekly, and there is a check box to limit the display to activities assigned to you.
You can also customize the display of the dashboard widgets.
Owners
You can now create receipts for owners; previously you could only account for owner contributions by creating journal entries.
You can run the Pay Owner function from the Owner Statement report and print or export the report preview.
Properties/RentCafe
You can now exclude Down or Model units from occupancy and vacancy reports. Excluded units do not appear on RentCafe
There is a bulk update feature for RentCafe listings -- instead of updating them one at a time, you can make changes to a group of them at once.
Prospects
You can enter a prospect's personal information by scanning their driver's license.
When a prospect applies on RentCafe, the application is now forwarded to Breeze and can be downloaded.
The lease builder tab is now available on the Prospect screen -- you can prepare lease documents for prospects.
Tenants
On the Tenant screen, if there are outstanding charges, you can drill down on the amount and view the specific charges that are due.
On the Late Fee tab, you can enter a Due Date. Previously all charges were due on the 1st, but now the due date can be any day of the month.
On Tenant Correspondence, you can choose how you want the transactions sorted: either by ascending or descending order.
Maintenance Requests (MRs)
We added new fields to the Maintenance Request screen, so you can now enter a due date for the MR, assign MRs to users, view a total of payables linked to the MR, view a total of charges linked to the MR
You can now assign calendar activities to Maintenance Users and update MRs in bulk. For example, you could select a group of MRs and change their status all at once, instead of having to open them individually.
When a Maintenance User logs in, on the Dashboard they see all the open MRs assigned to them and all the unassigned open MRs. They do not see MRs assigned to somebody else or closed MRs.
When you export an MR to PDF, the Company logo now appears at the top.
Accounts Receivable (AR)
When you run Monthly Posting, you can now export the report to PDF/Excel before you create the charges, as well as after you create them.
On the Receipt screen, you can click on the "Not Deposited" message and go straight to the Deposit screen and deposit the receipt.
We have added a report for returned AR EFT transactions.
Accounts Payable (AP)
You can record automatic withdrawals with Adjustment Payables; previously you could only account for them with journal entries. Adjustment payables have a separate numbering sequence (set up on the Bank screen) and appear as "Adjustments" when you do the bank reconciliation.
On the Make Payments screen, you can filter for Adjustment Payables and property lists.
You can now change the expense account on paid payables.
Bill Pay
If a Bill Pay payment fails, you will receive a notification.
You can void or update returned Bill Pay checks.
Instead of sending check payment to Bill Pay, you can now override the Bill Pay setting and print in-house checks.
Reports
We added two new reports for properties: Rent History and Rent increase.
You can now run the Inspections report by property list (only displays inspections for active properties).
On the Payee ledger, there is now a Summary option and Show Void option.
On the AP Aging report, there is now a Detail check box.
