In this release, we focused on enhancing features that allow you to communicate with owners, vendors, tenants, potential applicants and fellow employees (who are also Breeze users). You will see a number of changes to the email functions, correspondence, the calendar, and RentCafe.

Email buttons are now available on the Vendor, Prospect, and Owner screens.

New bulk email pages have been added to allow you to send email to all your owners or vendors at once.

On the bulk email pages, you can now:

  • Add attachments

  • Preview the email before sending it

  • Use your own custom email templates

  • For tenant bulk email, you can now include additional occupants

On the Tenant Correspondence screen, you can now include occupants and preview the email message before sending it.

We have changed the calendar to help you communicate with Breeze users:

  • You can add a task directly to the calendar, assign it to a user, and have Breeze notify the user via email.

  • If you add a task from another Breeze screen, you can also have Breeze notify the user via email.

  • You can change the calendar display, from one month at a time (the default) to a week at a time.

  • You can have the calendar show all activities, or only the ones that have been assigned to you.

In RentCafe, you can now exchange lease documents with tenants; for example, a lease renewal document. You can make the document available on the portal, and the tenant can now e-sign the document and return it to you. For more information on e-signatures, click here.

You can now upload floor plan images to help market your property on RentCafe. Each floor plan corresponds to a Unit Type; for example, all the one bedroom one bath units. Unit Types are created automatically by Breeze, based on the number of bedrooms and baths in each unit, but you can add extra ones as needed.

There are some other new options for RentCafe:

  • You can allow tenants to make prepayments on the Portal.

  • You can block tenants from entering maintenance requests.

  • You can now charge application fees to roommates and other occupants (in addition to the main tenant).

The Commercial Recovery Reconciliation has been enhanced: you can now do a reconciliation for a period, for example, a quarter. Previously you could only reconcile a full year. There is also a new function that will convert a residential property to a commercial property (in case you entered it incorrectly).

You can now void a check, and Breeze will keep a complete audit trail. Previously, you could only delete checks.

For Bank Deposits, we made the following changes:

  • You can sort by column.

  • You can drill down to the receipts.

  • The unit number appears for each receipt.

In addition, we made a few enhancements to deposit slips: the property name now appears on the slip, as well as unit numbers.

We have made the following enhancements to existing features:

  • The Pay Owner function can now be run for a property list.

  • When you record a manual payment, you can now enter letters and digits in the payment reference field. Letters can help identify credit card payments.

  • The Favorites feature has a new location -- now it is on the user's Profile page. Previously, it was located at Admin > Toolbox, and users without access could not set up Favorites.

  • On the Owner screen, we added a second address line.

  • The RentCafe Users Report has been moved to the Tenant menu and the name has been changed to "RentCafe Invite". This feature sends an email to tenants inviting them to register with RentCafe.

  • On the Batch Charge screen, the sorting has been improved, and now the Amount field is shown by default.

  • On the Make Payments screen, you can now sort by some column headers (Payee, Due Date, and Invoice Date), and there is an option to print one check per invoice. Previously, payments to the same vendor were consolidated.

  • The Payee lookup now allows you to limit the results by payee type: Vendor, Tenant, or Owner.

  • There is now an audit trail if a user adds or edits ACH information on the Vendor or Owner screens --you can use the Activity Feed report to see who made the change and when.

  • On the Tenant Invoice, you can choose the Property as the From address.

  • For Commercial clients, there is no longer a limit on the number of expense pools you can have. The previous limit was 8.

The following changes were made to Reports:

  • We have added the Income Projection report and the Applicant Listing report.

  • More reports are available for selection on the monthly report packet set up.

  • On the Rent Roll, the As of date is auto-populated with current date, and unit sorting now works correctly.

  • Column sorting has been added to the Payment Run report.

  • On the AP Aging report, Payee was added as a filter item.

  • A column for tech notes was added to the Maintenance Directory report.

In this update, we have addressed the following issues:

  • Manual checks can now be posted for past months.

  • On the Make Payments screen, payments generated in the evening are no longer created with tomorrow's date.

  • Importing unpaid charges for commercial tenants now works correctly.

  • The Notes field is now working correctly for Commercial units.

  • The NSF button is now present on reconciled receipts.

  • Expiring vendor insurances are now shown correctly on the Calendar.

  • The Rent Roll now sorts correctly when unit names start with a letter.

  • Journal entries can now be imported correctly.

  • Photos can now be rotated in Breeze.

  • Recurring journal entries are now correctly displayed on the review screen.

  • Export to Excel now creates an XLSX file.
