With this release, we have added two ways to customize Breeze navigation:

  • You can add your own Quick Link icons to the Dashboard.

  • You can create a "Favorites List" -- a list of your favorite pages that can be accessed from anywhere in Breeze.

Both features can save you time and clicks. For example, if you need to add a tenant receipt, instead of selecting Accounting > Accounts Receipts > Receipts > Add New, you can just click the Add Receipt icon on the Dashboard.

The Maintenance Request feature has been enhanced:

  • Previously, when tenants entered maintenance requests on the portal (RentCafe), they were all sent to the main email contact for the property; now you can designate an email address specifically for maintenance.

  • The full property address appears on the Maintenance Request screen, with City, State, and ZIP.

  • On the Maintenance Request Directory, we have added a column for vendors, so you can sort by vendor. For example, if you are calling a vendor for a major repair, you could pull up low-priority requests for the same vendor, and have them taken care of while the vendor is at the property.

We have opened up check formatting details, so you can adjust them as needed.

We added a new screen where you can link multiple properties to bank accounts, instead of doing it one property at a time.

Also, you can now continue to charge tenants rent, after you change their status to Notice or Evict.

We have made the following enhancements to existing features:

  • For a multi-line payable, you can now show the detail lines on the check. (This is an option on the Company Settings screen.)

  • When you publish a property to RentCafe, you can now enter a "Listing Title."

  • When you refund a tenant's deposit, Breeze will take you directly to the payable that was created so you can write a check immediately.

  • When you set up the automatic task for creating late fees, you can now select the 4th of the month. (Previously the earliest day was the 5th.)

  • When you send email to tenants, you can now edit the To and CC fields, so you can include other recipients -- for example, other people in your office. You can also send any files that have been attached to the tenant record.

We have added (or enhanced) the following reports:

  • Financial Analytics: Trial Balance with Credit and Debit. With this report, you can see Credit and Debit movements for each GL account, along with the opening and ending balances.

  • Financial Analytics: Property Comparison report. You can select two or more properties, and compare actual amounts, budgeted amounts, or variances.

  • Receivable Detail by Charge Code

  • Enhancements to the Payee Ledger report: a Summary option and a Payee Type filter item.

  • AR Aging report, with Detail and Summary options.

  • Bank Register report.

  • Receivable Summary and Receivable Detail reports.

  • Expense Distribution report

  • Minnesota Certificate of Rent Paid (CRP)

The following reporting bugs have been fixed:

  • The COA report now shows GL Accounts with the correct formatting.

  • Issues with the Transaction Register: Deposits report have been resolved.

  • On the Rent Schedule report, the drill down for tenants is now working correctly.

  • On the AP Aging report, reversed payables now appear as unpaid.

  • On the Rent Roll, the drill down to tenant is now working correctly. Previously there were issues when you ran the report by unit.

Other bug fixes include:

  • Issues with the photo sync with RentCafe have been resolved.

  • When you publish a property to RentCafe, you can now specify the time zone, so that the office hours will be displayed correctly for that time zone.

  • The Maintenance Request button has been added to the Single Family Home (SFH) screen.

  • For Additional Contacts, you can now enter any email address. Previously it could not be a duplicate of the main tenant's email address.
