Budgeting has arrived! You can now set up a budget for each property and run a budget comparison report that displays actual income and expenses alongside the budgeted amounts.

You can track unit inspections in Breeze, and, during the inspection, you can mark the unit as "Not Rent Ready." We provide a default inspection template for residential units; and for commercial units, you can create your own template.

Now you can accept online payments via the RentCafe Tenant Portal without listing your property on the RentCafe website. Previously, the two features were linked, but some clients wanted the option not to list. (This feature depends on a RentCafe update, and will be available on Monday, 10/15).

The RentCafe Users Report now lets you include roommates in the report and on invitation emails.

With this release, you can edit some lists that were previously hard-coded:

  • Options for Priorities and Categories on the Maintenance Request screen.

  • Reasons for Move-out, on the Move-out screen.

  • Unit Inspection Templates, for Residential and Commercial units.

We have added more items to the Import Data feature: you can now import unpaid charges, unpaid payables, and budgets.

We have made a number of changes to the Maintenance Request functionality:

  • On the Maintenance Request screen, we now display a list of recent maintenance requests for the same unit.

  • You can select roommates as well as tenants.

  • You can email maintenance requests (including attachments) to vendors and tenants.

  • On the reports, the maintenance request number is now displayed.

You can now set up recurring payables for owners (previously this feature was limited to vendors).

On the Owner screen, we have added a field for check memos -- i.e., text that will appear on all checks made out to the owner.

This release also includes the following changes to existing features:

  • Charge Notes now appear on the Review Charges screen to make it easier to locate a charge.

  • Payable Invoices now have five detail lines by default.

  • You can now email roommates from all the email functions.

  • The Rebuild GL, Rebuild Account Tree, and Rebuild Occupancy options are back in Breeze (on the Toolbox screen)

  • The SPOC email address on the Company Settings page is read only.

  • On the Bank Reconciliation Report, the balances are pulled in automatically and displayed in read only mode.

  • On the Tenant Correspondence screen, you can now pick a From address for invoices and statements: the address of the management company, the owner, or the property.

We have added the following reports:

  • Security Deposits report

  • Tenant Listing report

  • Rent Schedule report

  • ACH Payments report

  • Collect Processor report

  • Task Runner report

In this release, we have addressed the following issues:

  • The Delinquency report now shows only delinquent tenants.

  • Reports show local time.

  • For Notifications, the Clear All option now works correctly, and we have added a scroll bar to the window.

  • The Check Register Report has been fixed.

  • The late fee set up can be reset to 0 on the Property screen.

  • You cannot inactivate cash GL Accounts if there are unpaid payables linked to them.

  • The Monthly Posting task now creates one charge invoice for each tenant with multiple detail lines. (Previously, each charge was a separate invoice when you used the task.)
