RentCafe: ID Verify

With ID Verify, you can now validate the identity of applicants on RentCafe. When this feature is activated, and a prospect applies on RentCafe, they are asked to submit a photo of their driver’s license, passport, or other government ID, either directly on the computer or through their phone. The prospect is then asked to take a photo of themselves. The system validates one against the other. If the selfie and the photo on the ID are a match, the applicant is validated and can continue with the application.

If the photos do not match, the applicant can try again, but if they fail to validate themselves three times in a row, they are marked as “not validated” and cannot continue with the application.

Tenant Functionality

  • On the Tenant screen, we now show the tenant code for additional tenants. The code may be required when the tenant registers on RentCafe to use the portal.

  • When applying online, prospects can now specify if a pet is a service animal, and if it has been spayed or neutered. This information is then shown in Breeze on the Prospect screen. If needed, it can be entered there on the prospect's behalf.

  • When you promote a roommate, the ledger is now transferred to the new tenant record, along with the roommate's photo.

  • When you email tenants, you can enter additional email addresses in the To field.

  • If a tenant moves out before their move-out date, you can now release any rentable items linked to them and assign them to different tenants.

Payments to Vendors

  • You can now see the total amount you owe a vendor, directly on the Vendor screen.

  • You can configure LINE 19 on the setup for check printing, in order to print a payee address with three lines.

  • If you print checks in-house, we have now made it easier to reprint checks with a new function: Print Checks (In Bulk). Previously, you had to reprint checks one at a time from the payment record; now you can reprint multiple checks at once.

Importing Setup Data

  • If you are new to Breeze or adding new properties, you can now use the import function to import tenant security deposits and scheduled charges.

  • You can also import adjustment-type payables using a new column on the payable import template.

Reporting

  • We added the Bill Pay Detail report, listing each individual payment. Previously, you had to run the Bill Pay by Batch Report and drill into the batch to see individual payments.

  • You can now filter by property list on the Unit Vacancy report and the 1099 Extraction report.

  • You can filter by notes on the Expense Distribution report.

  • You can add additional reports to the monthly report packet: the Unit Directory report, the Security Deposit report, and the Expense Distribution report.

  • When the Delinquency report is part of the Monthly Report Packet, it defaults to landscape mode.

  • We added new tokens to the Lease Builder for the phone numbers of additional contacts.
