In this release, we have taken an extra step in improving tenant communication.
We have added a number of customizable letters that can be sent to tenants using the Correspondence feature:
Notice to Pay or Quit (3 versions)
Lease Renewal and Rent Increase (3 versions)
You can also upload your own lease agreements and send them to tenants.
All communication with a tenant (emails, texts, and activities) can now be reviewed directly on the Tenant screen, under the newly added Communication History tab.
Items such as parking spaces or storage units that are rented out by tenants can now be accounted for in Yardi Breeze.
You can now change the Fiscal Year End for a property. The default is still December, but you can change it to any other month as needed.
Journal entries can be reversed. You can reverse them after the fact to correct errors, or you can set up a journal with an automatic reversal in the next month.
For cash basis reporting, we have added an option to change the way income is recorded when a tenant pays a charge early -- you can now have Breeze move the income to the period of the charge.
Updating RentCafe is now easier; instead of doing it one property at a time, you can change settings for multiple properties at once on a new bulk update page.
Note: This feature is not yet available, but is coming soon.
Finally, you can create a charge for a tenant directly from a maintenance request. For example, if a tenant breaks an appliance, you can create a maintenance request, attach an invoice from a repairman, and then create a charge to the tenant.
The following changes were made to reports:
Filters are now hidden automatically when you click Display (leaving more space on the screen for data).
The Row height has been reduced, in order to show more data on the screen at once.
All reports can now be emailed, or exported to PDF or Excel.
The following financial reports have been added: Annual Statement, Quarterly Statement, and the 12 Month Budget Report.
The Owner Statement now includes a Summary section.
We made the following changes to existing features:
Insurance expiration dates (for tenants) now appear on the calendar
“Show market rent” is now an option on the Rent Roll report.
You can now edit tenant addresses. This can be useful when a tenant moves out -- you can enter their new address and use it as a forwarding address.
You can now send email messages to prospects.
Sorting on column headers has been added to more reports and screens, for example, the Bank Reconciliation screen, and Open AR and Open AP on the Dashboard.
There is now an option to use the note on a payable as the memo on the check.
When you set up tenant screening, you can specify how you want to be invoiced: either via email or regular mail.

In this update, we have addressed the following issues:
If you print checks after 5 pm, they now show the correct date.
The RENTCafe invitation email now works correctly for additional tenants.
The option to charge Roommates is now working correctly for Prospects added in Breeze.
On the Rent Roll, the square footage in now calculated correctly when there are future tenants.
Users can no longer view Bank Reconciliation in Progress for properties they are not assigned to.
