This release is focused on the tenant life-cycle. We added the ability to transfer a tenant from one unit to another (within the same property or across properties). We added another function that will make a roommate the main tenant, in case the main tenant is leaving but the additional tenants want to stay.
Deposit accounting has changed ---it will now add a line for the last month's rent. If you prorate rent, it will take this into account. You can also add a forwarding address on the Deposit Refund screen. The system will automatically save the deposit refund calculation as a report and attach it to the tenant record.
We added a number of options for proration. You can choose to prorate rent (or not), you can select a proration method (actual days in the month or 30-day month), and you can choose to include the move-in day and/or the move-out day in the calculation.
For tenants who move in mid-month, you can now choose different ways to calculate the last day of the lease -- either mid-month, the end of the month, or the end of the prior month.
We added a Do Not Accept Payment option on the Tenant screen. When you change a tenant's status to Evict, it is selected automatically, but you can select it manually for any tenant as needed. When the option is selected, you cannot create a receipt for that tenant, and the tenant cannot pay online on the tenant portal.
There are additional fields on the Tenant and Prospect screens, for emergency contacts, vehicle information, and pets. All the information entered on RentCafe is now available in Breeze -- the prospect's date of birth, driver's license, social security number, and so on.
The Prospect screen now includes fields for Contact Types (phone, email, walk-in, etc.) and Sources (how the prospect found your property). This allows you to track how tenants find your property and direct your marketing dollars more efficiently.
For Commercial properties, we added a Lease Abstract report, that includes scheduled charges, the recovery setup, the retail setup, and the setup for late fees. The report is available from the Tenant screen and also from the Correspondence feature, if you want to run it for multiple tenants at once.
We updated some of the accounting features as well. You can now reclass payables made in past periods -- the system creates a journal entry to move the funds from one expense account to another. Also, instead of creating a new journal entry from scratch, you can now copy an existing one (that's similar to the one you want to create) and then edit the details as needed. You can also print the JE as a report and save it for your records.
We made several changes to our reporting features. Now, when you set up a monthly report packet for a property, you can set up different filters for each report in the packet.
We renamed the Tenant Listing report -- it's now called Tenant Activity. It shows changes to tenant status -- move-ins, move-outs, and so on. It now includes a column for notice date. We added a new Tenant Listing report that shows tenants, additional tenants, and all their contact information.
We added two commercial reports that will help you when you reconcile recoveries: Expense by Account and Expense by Transaction. You can check the reports and make sure that all recoverable expenses are included before you do the reconciliation.
The Budget Comparison report now includes a section for Cash accounts. And you can include Balance Sheet accounts on the report, if needed.
Finally, we made a few changes on the Dashboard. When you select a property on the map, the KPI numbers at the top of the screen (Vacancy, Open AR, Open AP, and Open Maintenance Requests) refresh and only show the KPIs for the selected property. When you click on a KPI, the detail that makes up the KPI appears as a list in place of the calendar. The list can now be sorted by the column headers.
Breeze Premier
With the December release, we are introducing Breeze Premier. It has all the features that Breeze has, with some added ones for clients who need a bit more sophistication.
