You can now enter up to four phone numbers for people and objects in Breeze. (Pages with phone numbers include the Owner screen, the Tenant screen, the Vendor screen, and others.) You can also customize the labels for the phone numbers; for example, you could set up a label called "Emergency Phone." For more information, click here.

When you enter an activity, you can now link it to an activity category, and then you can run a report on that category. For example, you could set up a category called "Fire Insurance" and enter the expiration date for each of your properties. For more information, click here.

When you are about to leave any page with unsaved changes, Breeze now displays a warning: "Do you want to leave this page? You have unsaved changes." You can then click cancel and go back and save the changes.

We changed the layout of Maintenance Requests and Unit Inspections in order to make the pages easier to read on a cell phone or a tablet.

Several changes were made to the RENTCafé pages:

  • In New York, it is against the law to ask an applicant if they have ever been evicted from an apartment or convicted of a felony, so we added an option allowing you to hide these questions from the application form.

  • In California, prospects can request a copy of their screening report. We added an option on the RENTCafé setup tab that exposes a check box for this on the application form and an explanation of the California law that applies (the ICRAA). If the prospect selects the check box, Breeze displays the request on the Prospect screen, so that you can email them the report.

On the RENTCafé invitation email, there are now options to indicate the sender's email address -- either the current user or the property.

On the Unit screen, we added the Date Available field. The date appears on RENTCafé, so that prospects are aware of when a unit is ready.

On the Prospect screen, we added the Prospect History tab, showing the history of the application -- when it was submitted, if it was approved or denied, and so on.

We made two changes to Accounts Receivable functionality:

  • You can now receive payments from vendors.

  • When a tenant makes a prepayment, you can specify if it should be automatically applied to incoming charges or not. For example, you might be reserving the prepayment for a specific charge; in that case, you would not want it automatically applied to the next charge.

We made the following enhancements to reports:

  • Column headers are now locked. When you scroll down a long report, the headers remain visible at the top of the screen.

  • There is a new report on unit vacancy.

  • We added a Charge Register report: a list of all charges and the receipts that paid them off.
