This article explains how to add an owner record; initially, you enter the owner's contact information and some account preferences.
Adding an owner is the first step in the setup workflow. After you add an owner, you can add properties and tenants.
To add an owner record
From the dashboard, select Owners and click the Add New button. The New Owner screen appears.
Complete the screen. The following items require explanation.
Use Google | Select the checkbox if you want to use Google to search for the owner's address. When you start typing the address, Google will return possible matches. Leave the checkbox blank if you want to enter the address manually. Note: Do NOT use Google to search for an address that includes a PO Box. Clear the Use Google check box and enter the address manually. |
Payment Method | Check or EFT. If you select EFT, additional fields appear for the owner's bank account number and routing number. |
Check Memo | Enter any text that you want to appear in the Memo field on checks made out to the owner; for example, "distribution". |
Receives 1099 | Select this check box if you are required to prepare a 1099 form for the owner. If you select Receives 1099, additional fields appear on the screen. |
Monthly Reports | How the owner would like to receive monthly reports. There are three options:
When you generate reports, you can filter the owners by their preferred method of receiving reports.
Note: "Hard Copy" means that you download a PDF from Breeze, print it out, and mail it to the owner. |
Draw Account | Leave the field blank if you will use the default draw account for this owner. If you have set up an individual draw account to use with this owner, select it here. |
Click Save.
Note: If you are having issues viewing your owners after saving, you may need to review your User Setup and ensure you are set to review the Property.
Scan License Option
If you are using a mobile device to enter the owner's information, there is another way to complete the screen:
Click the Scan License button. The camera app appears.
Take a picture of the bar code on the back of the driver’s license. Breeze reads the bar code and completes the Owner screen.
Check the information and add additional information, if needed.
After Saving the Owner Record
After you save the owner record, a button appears at the bottom of the screen: Add Property.
Deleting Owner Records
If you create an owner record by mistake, you can delete it by going to Admin > Toolbox > Delete Objects.
