How do I set up a property with multiple owners?

This article describes the additional setup for properties that have more than one owner.

Prerequisites

Add a separate owner record for each one of the property's owners.

To set up a property with multiple owners

Add the property as you normally would.

When you first add the property, complete the Owner field by linking to one of the owner records.

Click Save.

Continue setting up the property as you normally would: add a bank account, units, tenants, and so on.

When the initial setup is complete, open the Reports tab (of the Property screen) and click the Owners sub-tab.

Click the Edit icon (the pencil) and the Add Row button.

Complete a row for each additional owner:

  • Select the owner's name.

  • Enter the ownership percent.

When you are finished, adjust the percent of the first owner, so the total percent equals 100.

Select the Vendor 1099 Payer checkbox for one of the owners if:

  • You file 1099 forms with the Vendor by Owner option (with this option, an owner is listed as the payer on the 1099 forms to vendors.)

  • There are multiple owners, but you want one owner to be the designated payer on 1099 forms.

Click Save.

Ownership with Zero Percent

If needed, you can add an owner with a zero percent ownership.

You can use this feature is to file Vendor 1099s with property's name as the payer.

Complete the following setup:

  • Add an owner record with the name of property.

  • Add the "property name" owner as an additional owner (with zero percent ownership).

  • Make the "property name" owner the designated Vendor 1099 Payer.

You can now file 1099s with the property's name as the payer.

The Owner Screen and Ownership Percent

On the Owner screen, Breeze shows the ownership percent for each property.

In this example, Kevin Sanchez owns 60% of one property and 100% of the other.
