How do I add properties?

After you add an owner, a message appears at the bottom of the screen: Next Step: Add Properties.

When you click the button, the New Property screen appears.

Note: You can also access the Add Property function by selecting Properties and then clicking the + Add New button. In this case, you would link the property to an existing owner.

Complete the screen. The following fields require explanation.

Use Google

Select the checkbox if you want to use Google to search for the property's address. When you start typing the address, Google will return possible matches. Leave the checkbox blank if you want to enter the address manually.

Note: Do NOT use Google to search for an address that includes a PO Box. Clear the Use Google check box and enter the address manually.

Apartment
Single Family Home
Commercial

Select the property type.

Note: If you select the wrong type by mistake and save the record, you cannot go back and change it. You have to delete the record and start over.

Phone

Email

Enter contact information to be used with RentCafe. The phone number will appear on the RentCafe website and the email address will receive RentCafe notifications.

Owner

Select an owner, if needed.

Owner's Reserves

Enter the amount to be held back when distributions are made.

Application Fee

Enter the amount that prospects will pay when they apply.

Management Fees

The amounts shown here default from the management fee setup at the company level. Change them if needed.

Fiscal Year End

The month of the fiscal year end at the property. The default is December.

Notes

Enter descriptive information as needed.

One Applicant Per Unit

Select the checkbox to limit the number of prospects who can apply for a unit to one.

When you click Save, a message appears: Next Step: Add Bank Accounts.

There are three options:

  • Adding a new bank account.

  • Linking to an existing bank account.

  • Skipping this step.

If you skip this step, you will have to add a bank account before you enter any transactions at the property.
