In Breeze, a unit type describes a kind of unit at a property; for example, one bedroom units would be one unit type, and two bedroom units would be another.
Unit types are used in the following ways:
To set up application fees specific to a unit type.
To set up floor-plan images to show prospective tenants on RentCafe.
Default Unit Types
In Breeze, when you create units at a property, the system adds unit types automatically according to the number of bedrooms and bathrooms. For example, if you have some units with 1 bedroom and 1 bath and some with 2 bedrooms and 1.5 baths, the system will automatically create two unit types.
Viewing and Editing Unit Types
To view unit types, open the Property screen and select the Units tab.
On the Units tab, select the Unit Types sub-tab.
Breeze displays a list of the unit types at the property.
You can add photos directly from here -- click the Photo button at the end of the row.
To make other changes to a unit type, click the Description of a unit type to open the Unit Type screen.
On the Unit Type screen, you can edit the details and you can set up application charges.
In the bottom half of the screen, there's a table that shows all the units at that property that are assigned to this unit type. The assignment is based on the number of bedrooms and baths in the unit.
You can reassign a unit to a different unit type if it has the same number of bedrooms and baths.
To create an additional unit type
If you need additional unit types (for example, your building has two types of one bedroom, one bath apartments that are significantly different), you can create them manually.
On the Unit Types tab, click the Add New button.
The New Unit Type screen appears.
Complete the screen. In the example above, we are creating a new unit type for one bedroom apartments that have a balcony so we add the word "balcony" to the description.
Click Save.
The screen displays a message: Next Step: Select the units that you want to link to this unit type.
Click the Select Units button. The screen displays a list of current units that have the same number of bedrooms and baths as the new unit type.
Select the units that you want to link to the new unit type. In the example above, the even-numbered units have balconies, so we selected them.
Click Save.
The screen shows the units that have been assigned the new type.
After adding the unit type, you can set up an application fee for it, and you can upload a new floor plan image.
To delete a unit type
If no units are attached to a unit type, you can delete it. Go to Admin > Toolbox > Delete Objects.
In the Object Type field, select Unit Type.
Select a Property and a Unit Type. Click Delete.
If there are units attached to a unit type, you cannot delete it until you reassign the units to another unit type. For example, a property has two unit types with the same number of bedrooms and bathrooms -- 1 Bedroom, 1 Bathroom Type A and 1 Bedroom 1 Bathroom Type B. You want to delete Type B. Open the Unit Type screen for Type A and click Select Units. Select all the units that are currently assigned to Type B and click Save. Then you can delete Type B in the Delete Objects screen (shown above).
