Previously, late fees could only be set up at the tenant level. Now, to save time, you can set them up at the property level, and newly added tenants will inherit the settings. In addition, we have added two ways to increase rent: you can raise rents for current tenants or you can increase rents at the unit level. The increases can be a flat amount or a percentage.

There is a new report -- the Owner Statement -- that can be included in the Monthly Report Packet. Also, we have added a welcome video that will launch as part of the Dashboard tour. (You can opt out of the video if you are already familiar with Breeze.)

The workflow for receipts has been changed. Now, if a tenant has no outstanding charges or prepayments, you can enter a charge cod,e and Breeze will create a charge for you. You can also opt to create a prepayment (a receipt without a charge).

The following bugs have been addressed:

  • RENTCafé now lists a range of rent and square footages. Previously, if there were apartments that had the same number of bedrooms and baths, but different square footages and rents, it would list them together, and only show the highest square footage/rent. Now it lists them together but shows a range, for example, "700-900."

  • The refund deposit function can now be used with month to month tenants.

  • You can now upload JPEG files.

  • On the Monthly Scheduled Tasks tab (of the Company Settings screen), the Last Run column now updates correctly.

  • Minor issues with the Owner Portal have been fixed.

  • Tenant Since dates can now be edited.

Lastly, support for 1099s and Retail Overages are currently being developed (we mention them here in case you come across them in the application).
