How do I set up and use retail?

Retail means charging tenants overages -- a percentage of retail sales as rent. In Breeze it consists of setup, entering sales data, and calculating and charging overages.

Retail Setup and Entering Sales Data

On the Tenant Information screen, select the Retail check box. (The property must be set up as a Commercial property.)

After you select the Retail check box, the Lease screen shows an additional section at the bottom for Retail Setup.

Click the Add Retail Setup button.

Complete the screen:

Date Range

The date range defaults to the lease terms. Change it if needed.

Sales Year End

The sales year end defaults to December. Change it if needed.

Sales Report Frequency

Billing Frequency

Breakpoint Frequency

Options are: Monthly, Quarterly, or Annually.

You can set the frequencies to different intervals, for example, you could set up an annual breakpoint, have the tenants report their sales figures quarterly, and bill them monthly.

Notes

Enter notes as needed.

Breakpoint Steps

Complete this section by entering the Sales To amounts and the percentage charged as rent.

Click Save.

The retail setup appears on the Lease screen.

Reporting Sales

On the Retail Setup tab, open the setup by clicking the Edit icon (the pencil).

Click the Sales Figures button at the top of the screen.

The screen changes, adding fields where you can enter sales.

Enter the sales data and click Save.

Calculating Overages

Go to Accounting > Commercial > Retail Calculation.

Complete the filter and click Calculate. (If you click the Display button, Breeze opens a previous calculation. If it is the first time for this property/tenant, click Calculate.)

Click Display to view the results.

Review the charges and click Post.
