Retail Overage Calculation

This article explains how Breeze calculates retail overages.

Retail Setup Example

To view a tenant's retail setup, open the Tenant screen. In the Retail Setup tab, click the Edit icon for the row you want to open.

The Retail Setup screen appears.

The screenshot above shows typical break-point steps:

  • From zero (0) to $15,000.00, the charge is 1%.

  • From $15,000.01 to $25,000.00, the charge is 2%.

  • From $25,000.01 on up, the charge is 3%.

Retail Sales

To enter sales figures, start at the Tenant screen. Open the Retail Setup screen (shown above) and click the Sales Figures button.

The screen displays a set of fields where you can enter sales data.

In this example, the sales for February are 44,000.00.

Retail Calculation

To run the retail calculation, go to Accounting > Commercial > Retail Calculation.

Complete the filter. In the screenshot shown above, we selected one tenant, Brielle's Bakery, and we set the Month Range to February (02/2023).

Click Calculate.

Note: The Display button is only used to view past calculations.)

Breeze shows the results.

The Sales Amount is 44,000.00. The Breakpoint Sales Amt. columns show the amount of sales in each range. The Breakpoint % columns show the overage charged.

The Net Overage column shows the total overage charge: 920.

Click Post to create a charge batch.

If you open the charge, you can see the full calculation in the Notes field.

The charge, 920, is equal to 1% of 15,000, 2% of 10000, and 3% of 19,000 (150 + 200 + 570 = 920).

Breakpoint Proration

Breakpoint amounts are set up for a period (either a month or a year). If the actual dates do not cover a full month or year, the breakpoint amounts are prorated.

In the screenshot shown above, the lease starts in March. Instead of a year, the period is now only 10 months. The breakpoints are prorated, and the Breakpoint Sales Amt. figure reflects the change.
