You can use Breeze to send text messages to prospects or tenants. For example, you could send a message about upcoming maintenance to all the tenants at a given property.
Use this feature for general announcements or other one-way communication. Breeze can send text messages, but not receive them.
Required Setup
This feature uses RentCafe and requires the following:
The property must be published on RentCafe.
The tenants need to be registered as RentCafe users.
The tenants need to opt in for SMS on the Resident Portal. This is explained below.
Allowing Text Messages (SMS)
To receive text messages, tenants need to "opt in." Tell them to go to their profile page in RentCafe, and select Yes in the Allow Text (SMS) Notifications field.
Sending Text Messages
In Breeze, go to Tenants > Text Messaging (SMS).
Complete the top part of the screen (the filter). Type the message you want to send, and click Display to view a list of potential recipients (tenants who match the filter criteria).
To send a message to an individual tenant, click the Send SMS button on the line for them.
To send a message to more than one tenant, select them, and click the Send Selected SMS button.
Using Tokens
You can use tokens to personalize your messages; for example, you are sending a message to all the tenants in your building, but you want to include each person's name.
In the Item to Replace field, look up Tenant Name. ^TenantName^ appears in the Token field.
Copy the token and put it into your message. When Breeze generates each message, it will pull the tenant's name and use it instead of the token.
SMS History Report
To view past text messages, go to Reporting > Tenant > SMS History.
You can filter by tenant, prospect, and/or a range of dates.
