This article describes some of the standout features offered in Breeze Premier, in addition to what is offered in the standard Yardi Breeze system. These features (and where stated, optional add-ons) are not available within the standard Yardi Breeze package. To upgrade, contact Support.
Customizable Financial Reports
Breeze Premier includes an assortment of tools that allow you to customize financial reports:
Property Attributes let you divide properties into custom categories and group them for reporting purposes. For example, you could set up an attribute called Property Type with the following options: Office, Industrial, Retail, Multifamily, and Single Family. When you run reports, you can then filter by Property Type. You are not limited to property type or location and can create the attributes most relevant to your business.
Custom Account Trees allow you to determine which G/L accounts are used in a report, the order they are presented in, and how they are displayed.
Ad Hoc Reports make it easy to create your own report. Select a source for the data. For example, you could select Vendors, then the data items you want the report to display.
Yardi Scripted Reports (YSR) are available for your convenience. You can contact Yardi, provide specifications for a report, and we will work with you to create the report you need, then upload it into your environment so you can run it from Breeze. Additional charges apply for this service.
Menu Security
For any menu item, you can grant or restrict a user's access. You can also give a user one of the predefined roles that come with Breeze Premier: Maintenance, Accounts Receivable, Accounts Payable, or Leasing Agent. Each role has the appropriate menu security already set up for it.
Job Cost
Job Cost is a set of features that allow you to track the costs of a construction project or renovation, including budgets, contract, payables, retention, and reports.
Invoice Approvals
Breeze Premier includes an invoice approval workflow with three steps, based on the dollar amount of the invoice. In the first step, a data entry worker scans the invoice and creates an invoice record in Breeze Premier. In the next steps, the invoice is routed to employees who can approve it or reject it. When an invoice is approved, it automatically becomes a payable and can be paid with a check or EFT payment.
We also offer an optional add-on function, PayScan Full Service, in which Yardi scans invoices for you and creates the invoice records in Breeze Premier, ready for your approval. Additional charges apply for this service.
CRM Queue
Breeze Premier offers Customer Relationship Management (CRM), a way to facilitate interactions between leasing agents and prospective tenants. When you create a record for a prospective tenant, Breeze Premier automatically adds a follow-up task and puts it on the calendar. For example: “Call the prospect and schedule an appointment to show the model unit.” When a leasing agent logs in, they will see the task on their dashboard. They can open it, complete it, and set up the next task. CRM allows you to direct leasing agents, making it easy to hold them accountable. You can run reports that show you their interactions with prospects, as well as their success rates.
Property Websites (optional add-on)
With Breeze Premier, you can create a marketing website for each of your properties. Yardi can even make your website(s) for you. An expert team will work with you to ensure the site matches your branding and provides an intuitive user experience.
Online Lease Execution
RENTCafé includes a comprehensive lease document library — industry standard lease forms specific to your property's state and city. When a prospect is ready to sign a lease, you can generate a set of documents, and the resident can sign them online.
CommercialCafe
Commercial tenants will use CommercialCafé for their tenant portal (CommercialCafé is the commercial equivalent of RENTCafé). Tenants can log into the portal to see their ledgers and pending transactions, make payments, submit maintenance requests, and track retail percentages/actuals.
Importing Bank Files for Reconciliation
You can upload bank statement files, and the system will automatically match transactions on the bank statement with transactions made in Breeze Premier (checks, deposits, and journal entries). Breeze Premier supports the QFX and BAI2 formats for bank statements.
