When you log into Breeze, the Dashboard is the first screen you see. The dashboard is divided into four sections: upper left, upper right, the map, and the calendar.
Upper Left: KPIs
In the upper left, there are monitoring widgets that show Key Performance Indicators (KPIs): Open Maintenance Requests, Open AR, Vacancy, and Open AP. The widgets are defined as follows:
Open Maintenance Requests = The total number of open requests, depending on status. All statuses are considered open, except Work Completed and Canceled. (Note: On Hold is considered open.)
Open AR = The sum of all unpaid charges.
Vacancy = vacant units / total units * 100. There is an option to count units with leases expiring in the next 60 days as vacant.
Open AP = The sum of all unpaid payables.
Initially, the KPIs show totals for all the properties in your portfolio, but when you select a property on the map, the numbers refresh and only show results for the selected property. Also, when you click on a KPI, the details that make up that figure appear as a list in place of the calendar.
Upper Right: Quick Links
In the upper right, there is a row of links to help you access or add data quickly. You can customize these links to suit your needs.
The Map
The map shows you the location of each property in your portfolio. Click one of the icons to display details in the widgets in the upper left. If you click the name of the property, the details of the property are displayed to the right of the map.
When you click one of the widgets in the upper left of the screen, (for example, Open Maintenance), the map changes and displays only the properties with items that the widget refers to (for example, only the properties that have open maintenance requests). In place of the calendar, Breeze displays a list of those properties and details.
The Calendar
On the calendar, each green bar represents an activity (a task or an event that requires attention from the user). Using the controls at the top of the calendar, you can display only your activities or completed and canceled activities as well. When you click an activity, the map disappears and Breeze displays detailed information about the activity.
